Residents of Green Bay, Wisconsin, may have felt that they experienced an alternative universe as they passed the once-empty parking lot on Airport Drive. Over the blink-and-you-miss-it timeline of October 1, 2016 and August 31, 2017, the lot was transformed into a five-building combined site for Green Bay Packaging—including a 25,200 square foot airplane hanger. Utilizing both conventional and pre-engineered construction, Star builder SMET Construction Services Corp., the general contractor on the project, teamed up with M.R. Neubert Construction LLC in erecting the steel and architecture firm Fisher & Associates LLC.

The final product includes the hanger and mezzanine, equipment bay, offices, parking garage, and lobby.

In building the site, a total of 30,705 square feet of insulated horizontal concealed CF architectural panels and CF Light Mesa panels in regal gray, slate gray, and cobalt blue were used so that there was consistency across all five structures.

Using both conventional and pre-engineered construction provided benefits to SMET. Because the two-story office and lounge was designed with radius steel beams in the canopy and two stories of glass in the viewing area, conventional construction was utilized (although for consistency the exterior envelope was clad in the same Star panels) while the main hanger was being fabricated off-site. Although they were done separately, the overlap in fabrication lead to both buildings being constructed without a pause between the two.

“I wouldn’t say they went up together, but when we got done with (the pre-engineered hanger), we were setting the steel for the conventional building,” explained Jeff Schounard of SMET Construction who acted as Site Superintendent of the project. By overlapping the necessary work, “it was a seamless erection of both entities without a lag time between.”
Although Schounard said this means of construction isn’t more or less difficult than using one means over another the difference is in that the use of both pre-engineered and conventional construction is “about being very precise with the coordination and architectural aspects. You’re really relying on the pre-engineered drawings in order to construct and develop the structural steel conventional portion of the building.”

Building an airplane hanger in Wisconsin with its heavy winters meant additional considerations to the design and building as well. In-ground heating pipes were installed under the concrete where the company planes are parked to about 6 feet down the outdoor ramp from the 190 foot by 28 foot rolling hanger door to create a safer environment in icy conditions.
“It’s a very expensive way to heat a building,” Schounard admits, “but in this case for safety and to insure the doors will open in the winter without freezing up, to keep snow and ice clear from those door areas, and the excessive times these doors will be opened—because they’re so large they take a considerable amount of time to open and close—this was a bit of a different way to accommodate safety and reliability on the operation of the [hanger] doors.”

Bob Pauzé, Project Manager at SMET Construction, added, “[Green Bay Packaging] has customers that come through and their own internal personnel that fly out of that hanger, so [in-ground heating] certainly addressed the need to make things easier and safer; it was a feature that made things easier for them from a maintenance and safety standpoint.”

Wind loads were also a point of concern, said Pauzé. To address the high winds and potential for freezing temperatures, Star provided 3” thick foam-injected panels that overlapped with a tongue and groove seam. “Because of the possible air infiltration of any other type of panel, it was important that those types of panels were used on the exterior,” interjected Schounard.
Along with purlin-fill roof insulation with thermal blocks and insulated metal wall panels, the final building is 15 percent more insulated than building code minimums.

The use of panels did more than insulate, however. By using the same colors and types of panels for the envelope of all five buildings, there was an added layer of branding for the family-owned-and-operated company.

“Green Bay Packaging is a family-oriented company, they take good care of their people; they’re all about family,” explained Pauzé. “It was important to them to bring in a company that understood their vision of bringing the corporate and family together. You walk through, and you have the history of Green Bay Packaging and of the family that, as a whole, grew with this company throughout the years. That was a pretty cool aspect to bring into the building.”

Due to the innovative design and use of Star Building System products, the Green Bay Packaging Private Hanger tied for Star’s 2018 Master Builder of the Year award.

Article written by Star Building Systems

Vital benefits of a PCSA with your Green Bay building contractor

Whether you are renovating, expanding, or constructing a new building having a pre-construction services agreement (PCSA) with your general contractor may be the very best way to get the very best results. Talking to a Green Bay building contractor like Smet Construction Services, Inc. will help you determine if it is right for you.
“There are numerous benefits gained in a pre-construction agreement,” says Scott Smet, president and CEO of Smet Construction Services, Inc. “The primary benefit is that it allows the customer to leverage the depth of the knowledge and experience of a building contractor before making critical facility decisions that will impact their business for many years.”

Key advantages of entering into a PCSA with your Green Bay building contractor

Design Development– By evaluating the unique aspects of your business a PCSA greatly enhances the accuracy of programming efficiencies for operations, production and administration personnel. Options for company growth are an inherent part of this design analysis. A PCSA will provide you with clear project objectives and a clear project scope.

Site Analysis– A proper site analysis provides the customer with an evaluation of existing conditions, logistics, utilities and related permit requirements. This reduces risk and ensures that your site provides the best long-term facility solution.

Budget Accuracy/Cost Analysis– A pre-construction services agreement allows the customer and your Green Bay building contractor to define the most significant considerations for facility needs in order to develop a budget with a high level of cost certainty. Too often construction plans are generated that are not mindful of critical budgets, or worse yet, hasty planning leading to expensive change orders after construction begins.

ScheduleEfficiency– A PCSA can streamline the planning process and consolidate the deployment of commercial construction services. Working with a qualified design-builder like Smet provides expertise from a single source of responsibility who understands critical milestones, including the ability to place orders for long lead time items.

There is no boilerplate PCSA. Smet will tailor an agreement that addresses your most significant considerations for cost, feasibility, productivity, scheduling and anticipated growth. This agreement can take many shapes. Smet is a Green Bay building contractor who will sit down with you to draft an agreement that will make you more educated, comfortable and successful.

Commercial Construction Factors Smet Will Help You Consider

The time has come to expand your operations, but you have no room to expand. Do you build a new facility or find an existing building that you can move into? What is the best option for long-range success? Working with an experienced design-build company like Smet Construction Services Inc. will help you address the most critical considerations before committing to a long-term commercial construction decision.
Buildings are as unique to businesses as the actual equipment, service and operational design. That’s why attempting to squeeze a complex operation into an existing facility can often compromise efficiency, flexibility and even identity. Renovation is much more than a facelift. Understanding the common project concerns can help to clarify the challenges you will face.
Depending on the type of business you operate, moving into an existing building can require significant retrofitting. The costs of upgrading electrical services, HVAC, plumbing and finishes may offset the long-term benefits of a low sticker price on an old building. Additional costs for environmental remediation, roof repairs and any exterior improvements will add to the final price tag. Those costs will not automatically add to the commercial value of the building.

Benefits of New Commercial Construction

The design-build model will allow the ability to adhere to a predetermined budget. Hidden costs in renovation projects often exceed estimates.

New commercial construction planning will tailor administrative and production layouts to the precise operational requirements of your business as part of preconstruction services.

New commercial construction plans will provide greater flexibility in design to anticipate future growth capacities and franchise construction options for your business.

New construction takes advantage of engineering that gives owners better control over energy consumption, efficiency and cost.

Advances in new materials can provide greater sustainability and less maintenance costs.

The bottom line is that it pays to consult the right contractor before making a decision that will affect your business for many years. Smet Construction has decades of experience in both new commercial construction and renovation. Call us today to get started.
