• This student housing project consists of 17 suites with a total of 62 bedrooms.
• The suites have two bathrooms, two sinks, and a kitchen. All of the suites are fully furnished with appliances and a TV.  The first floor common area has a fireplace. There are laundry facilities on the second and third floors.  Each floor has a common lounge for socializing with TV’s.
• The property has on site property management for the maintenance and upkeep of the building.
• The construction timeline for this project was 5 months.

Smet Advantage

After seeing the need for more student housing on the UWFV college campus Smet initiated all of it’s services to procure a site close to the college, develop, finance, design and build a successful student housing project.

• This 20 bedroom CBRF unit has a 14,000 square foot first floor and 1,500 square foot basement.
• The project was designed like a custom home; including custom lighting, flooring , wall finishes, exterior waterfalls and many amenities.

This beautiful 26 unit CBRF consists of

• A mix of single and double rooms
• Community dining room
• Theatre room
• Laundry room
• Salon
• Nurses station with a nurse on staff at all times

This 26,000 SF project was completed at a cost of $2.1 million dollars with a construction time of approximately 4 months.

Smet Advantage

The regulatory environment associated with assisted living projects and the ability of Smet to professionally navigate its customers through that process wasn’t the only advantage to having Smet exclusively build the new Autumn’s Promise Assisted Living center. The customer was in need of financing also and Smet stepped in to lease the building to Autumn’s Promise.  At that point all of our pre-construction services go into action working together exclusively with the customer.  Site selection, financing/leasing, procuring governmental incentives, design services, estimating, value engineering, construction and building commissioning to name a few are items all handled by Smet on behalf of the customer, giving Autumn’s Promise the “Smet Advantage”!
